A Review of Camping Heaters


Have you done any camping recently? What have you been doing lately anyway? When we are talking about fighting with the wilderness, there are so many things we should get to make nature more welcoming and cozy. Actually this is how I personally feel about it. To make myself feel comfortable in the wilderness I need anything from water-proof tents, to portable showers, campfire grills and camping heaters. I could go on but what matters is for you to determine what is the one thing you cannot live without when it comes to that bout with the wilderness.


I couldn't survive without my knife. It might be a little old-school but a knife is a must for me. You can surely find online everything you need for a fun and exciting camping adventure. How often do you take camping trips? Do you venture off on a camping once a year or you do it all year round? I regret to say that nowadays for my family it has become an annual thing, though we used to do it much often before. Now it is extremely hard to get away from work, school and other family functions so that you can enjoy spending some time in the wilderness.


Personally I have never been taking lots of camping supplies, it is evident that we've added quite a lot to our backpacks these days. Of course, my wife is to take the blame for that as she doesn't really like being outdoors. When we take a camping trip I know she will certainly take one thing- her modern camping heater. Have you ever heard of this item before? The truth is that camping heaters have been on the market for a while. However, they were only used in ice fishing tents. Despite that, my wife has to have it when we are camping. She is definitely the cold-blooded in our family as she is always shivering while I am sweating.


Thus, we have to take all the right supplies for our camping trips. I have to admit that my wife has to take that camping heater also because I insist on having our camping during the autumn or the winter when the weather is pretty chilly. Make Room For A Mudroom


Now that our thoughts are turning again to outdoor living, it's a
great time to think about making room this year for what may be
one of the most practical places in the house: the mudroom.


Never mind that we may associate mudrooms with images of country houses, English wellies and walking sticks - the premise is the same in our modern lives. Every home must find a way to manage that transition that its inhabitants make between life outdoors and life inside. A mudroom is perfectly practical - and can also be perfectly pleasing.


The Struggle For Order


It's funny how the whole house can be thrown into chaos by all those indoor/outdoor transition problems. Where to put backpacks, skis, muddy boots, litter box, dog leash, wet mittens, bicycle helmets, sunscreen, rain slickers and wild bird seed? The mudroom is the perfect answer - and it can be either grand or modest in scale.


Find Some Space, Or Make Some


You may be able to design a mudroom using space you already have: in a front or back porch, in an underused main floor laundry room, in an attached garage, or perhaps in a back hall. If you can't find the necessary square footage for this marvelous utility room, it's a great time to think seriously about making a mudroom part of a home addition; there's never been a better time to finance that kind of project.


Not only is it an energy saving airlock, but also -- penny for penny, inch for inch -- it's space that will add ease and comfort to your daily routine.


Think High-School Locker And Go Vertical


Each family member gets his or her own space fitted with hooks (for outerwear, caps, backpacks, skates), shelves (for sweaters and sweatshirts),and baskets (for mittens, sunglasses, gloves, sunscreen, keys, etc.) Put pegs at different levels for various ages of family members.


A Place For Everything


This should be one of the best-organized spaces in your home. Think about how you will use the room. Consider, for example, finding an antique pine dry sink: a perfect solution for storing unwieldy items like bags of dog food, home canning paraphernalia, or potting soil - and a great place to set the groceries as you come in the door.


How about a big ceramic bowl to hold the day's mail? Crowded for space in the kitchen? Think about a pantry cupboard to store extra canned, bottled, and dry goods. And keep a first-aid kit in an old-fashioned black lunchbox - for backyard emergencies.


Take A Load Off


Every mudroom needs a bench (preferably built in with a hinged lid) in which you can store helmets, towels, garden hats... and it's such a pleasure to be able to sit when you are getting in or out of shoes and boots.


Bead Board Paneling


Either painted or natural bead board paneling is the perfect wall treatment. Nothing too precious in this room -- just easy to maintain surfaces that can take rough and tumble treatment.


Floors should be stone, tile, or vinyl. Be sure to use an absorbent
washable mat too, and a bristle mat at the very entrance is necessary for maximum mud removal.


Plumb The Mudroom And Install A Big Sink


This is truly a luxury, but how great would it be to have a dedicated sink for houseplant potting, washing up from gardening, or rinsing off a muddy child or pet before entering the rest of the house? A French farmhouse sink would be fabulous...but a stainless steel basin works too!


Make it command central


Why not put up a blackboard, and a cork bulletin board for daily messages and reminders? Have you noticed lately that many of the best show homes and design magazines are sporting handsome, organized mudrooms?

Wake County has been voted one of the best places to live and work in North Carolina. This is largely because of all the things there are to do in and around Wake County. Wake County is even home to Raleigh, the capital of North Carolina. This is a very large city and can be considered the center of activity for North Carolina.

Raleigh has proved to be a very desirable city to live in. The government has taken steps to bring in business and help keep the city in good condition. They even passed a large recycling bill to help keep things clean.

The nicest thing about Raleigh and Wake County in general is the abundance of wildlife. There is even an abundance of arts and museums in and around Wake County and especially in the Raleigh area. This has helped attract people who enjoy relaxing and learning the history of the region.

The Role of Qualified Intermediary In A 1031 Like Kind Exchange

Exchanging is a creative method for marketing property. Section 1031 of the Internal Revenue Code (IRC) offers a golden opportunity to motivated real estate buyers to defer the capital gains tax liability associated with the sale of a business or investment asset. 1031 exchanges ensure maximum return on investments to people of all financial backgrounds. However, to qualify for 1031 like kind property exchange the transaction has to be done in accordance to the detailed rules, regulations and compliance issues set forth in the tax code.

Also known as a facilitator or exchange accommodator the Qualified Intermediary serves a critical function under the Internal Revenue Code. Choosing an Intermediary to facilitate the 1031 exchange is the first and most important step. The Qualified Intermediary should be a corporation that is in the full-time business of facilitating 1031 exchanges. The Internal Revenue Code requires that the person or entity serving as QI cannot be someone with whom the exchanger has had a business or family relationship prior to the transaction. It has to be an independent organization whose only contact with the exchanger is to serve him as a QI.

A Qualified Intermediary must be used to facilitate the 1031 Exchange Transaction. By definition a 1031 Qualified Intermediary is an independent and professional facilitator who receives the funds from the original sale and holds the funds until they are needed to purchase the new exchange property. The Qualified Intermediary then directly delivers the money to the closing agent who delivers the deed directly to the real estate investor.

The QI is responsible for performing the following activities in a 1031 Property Exchange:

? Acquiring the Relinquished Property from the taxpayer
? Transferring the Relinquished Property to the buyer
? Acquiring the Replacement Property from the seller and
? Transferring the Replacement Property to the taxpayer

The QI can perform all these without ever actually taking title to either of the properties. The QI is responsible for properly filling out the appropriate tax forms for the client. A QI typically provides three different documents: the exchange agreement, an assignment, and a notice. The exchange agreement is a contract between the client and the QI that sets out the rules, which must be followed in order to complete the 1031 exchange. The assignment of the sales contract to the QI must also be in place. This is because, theoretically, the QI steps into the client?s shoes and sells the property. The third document the QI provides is a notice to the party on the other side of the transaction advising that the transaction is a 1031 exchange. The purpose of notification to the other party is to prove that the exchange was in place at the closing.

An exchanger must be particularly aware of selecting a qualified intermediary before going into the transaction. There are hundreds of qualified intermediaries providing like-kind exchange services today, but most of them don't have the necessary insurance, bonding, financial backing, transactional structure, and internal controls that should be required of them. Exchange funds are often grossly under-insured, under-protected, and at risk. In today's volatile economic climate, choosing a financially solid, time-tested 1031 qualified intermediary with the necessary financial strength, resources and backing are crucial for the safe completion of a 1031 like-kind exchange transaction.

Property Prices See Correction in Mumbai Delhi and Bangalore

Market reports point to reduction in property prices across the key metro cities in India. Cities such as Delhi, Mumbai and Bangalore that have witnessed a huge run up in prices over the last few years are seeing a correction. Property prices in other cities such as Kolkata and Chennai that still have affordable housing available are not seeing a decline, though growth rates may slow down.

The drop in prices is driven by the sharp increase in housing loan interest rates in the last few months as well as other steps taken to control a potential housing asset bubble financed by massive doses of loans. For example, the Reserve Bank of India on Apr 18 took a sector-specific approach in its annual monetary policy to curb the phenomenal growth in bank credit. The RBI advised banks to raise the provisioning requirement for housing loans beyond Rs 20 lakh from 0.4 per cent to 1 per cent.

In Mumbai, prices of apartments in areas such as Andheri and Goregaon are about 20% below their peak prices according to real estate brokers. Prices have also fallen in Navi Mumbai and other suburbs. While the monsoon season is typically a low season, this time there is a 25% dip in transactions, also leading to pressure on prices. While the mid-market segment has seen a decline in property prices, the prime residential market has till recently done very well.

Buyer Agents Vs Seller Agents: What's The Difference And Should I Care?

Are you unsure of what type of real estate agent to use when you are selling your home and/or buying a new home? Understanding the function of a real estate agent and what their relationship to you as a seller or buyer is tremendously important. For a first time home buyer or seller you should be aware of some facts, and clear out the cobwebs of confusion on the responsibilities and duties of a real estate agent.

Real estate agents, depending on the state in which you live, may only be allowed to act only as a seller?s or buyer?s agent. In many instances however a real estate agent may take on a dual role of representing both the seller and buyer. This type of agent is known as a dual agent. In other words they have a duty to sell the home for the best possible price for the seller, and at the same time are committed to get the best asking price for a buyer. This can be a somewhat upsetting for many people, but the best defense is being in the know about the legal and moral responsibilities associated with a real estate agent?s dual agency representation, and how you can feel positive about working with them.

In most states real estate agents are legally required to state which party they are working for. Most of the time real estate agents work for the individuals that are selling a home. Make sure to ask, if you are unclear so to alleviate any nervousness on your part. Always presume that any real estate agent is working for a firm that represents both a seller and a buyer, and if you are a buyer, make sure to keep to yourself any information that may affect any deals that are offered for your purchase of a house. Buyer?s agents have a loyalty only to the buyer. This is established by a signing of a contractual agreement between both the agent and the buyer. The buyer should be aware that agents are held to a legal and moral obligation to not reveal any personal facts not only to the home seller, but to the real estate agent. Material disclosure is allowable though about the property, such as any known pest infestations, or problems with the structure itself. A dual agency for a real estate agent is usually understood for them if they represent a buyer; make sure to check into the real estate agent?s status for your own serenity. Nonetheless, contract protection is afforded for anyone that is interested in purchasing a property through an agent that represents a seller?s interest by signing a contract to represent both.

If you are selling your home and you will be searching to buy a home in the same area you need to expect a reasonable amount of service from the real estate agent that represents you. The agent?s goal should be to fully represent your best interests. Your agent needs to clearly inform you if they will require you to sign an exclusive contract. This legally binding contract will require you to work with that agent only. You should always search around for an agent that will allow you to have other realtors working on your behalf to locate a new home for you. All agents should work diligently to help you sell your home by providing comparisons studies of the properties in your area, to handle any inspections or appraisals, and to work with your mortgage lender and in the loan application process. He or she should be more than willing to consider and respect your wishes when scheduling an open house for either other agents or for the general public. Agents should always be courteous about appointment times to meet with you, and should always leave a cell phone in case of unexpected issues surrounding the sale of your home. Your buyer?s agent should clearly explain all aspects of the contract to you. Issues such as contract compensation and their exact fees for selling your home, along with other important details such as how long you must list your home with them should be covered in a written contract. Never take their word for it. Get everything in writing. Be careful, verbal contracts, maybe legally binding.

Michigan To Hold Mass Foreclosure Sale

More than 250 homes in Michigan will be included in a mass auction, a testimony of hard times for the state and its residents.

Many Michigan homeowners have had a hard time keeping up with mortgage payments, partly due to devastating lay-offs in the auto industry. Michigan has seen a 25% increase in mortgage defaults in the last year, making it one of the hardest hit states in the country.

The homes up for auction are single-family bank-owned homes, condos and duplexes. The majority of the homes are located within 60 miles of Detroit. Prices are expected to be between $15,000 and $450,000.

Prospective bidders can go online to view the homes.

Across the country, defaults are currently on the rise. Industry experts say that the increases in interest rates, slowing appreciation and reversal of a formerly strong market has left many homeowners with little choice but to default.

Advisors have warned against many nontraditional loan options in the past few years. There are two main causes against low rate adjustable-rate mortgages and option ARMs. The first is that when the rate resets, the payment can often double in size. Many homeowners are stretching to get into the home in the first place. They find that they are unable to make the payment.

This is when the second factor comes into play. Due to the structuring of the mortgage -- where most, and with option ARMs all -- of the first years of payments go to the interest portion of the bill. Those who put little or no money down and haven't lived in the home for ten years are left with very little equity in the home. If the price hasn't had time to appreciate, they may be unable to sell the home for what they owe on it. With no money to bring to closing, they are forced to default on the mortgage.

Or you could just show up in your red dress and your headdress ready to boogie. I think the red dress is in order. The universe has invited us all to thrive in our lives and no one and nothing is ever holding us back.


I know so many creative soul friends who cloister their abilities like pearls in oyster shells beneath the sea, praying, hoping, sinking, aching and waiting, waiting, waiting. They wait for their chance like some kind of leprechaun to appear in the tall grasses with an embossed invitation from the queen. You are the queen. And it?s not chance that creates our chances.


We have enough opportunities to share, showcase, and refine our talents right in the here and now. Belt out your song over the baked beans at the company picnic now, paint postcards to your friends, practice telling your stories at the Jewish nursing home where somebody?s mother sleeps in loneliness for most of the day, interview a fascinating person for your community newspaper, or design a Web site for a firecracker organization you believe in. Tiny actions taken with huge-heartedness awaken big breaks and breakthroughs. Some of the richest opportunities come in the plainest of circumstances.


Fling those precious pearls like dandelion seeds to the breeze. Let life get wind of you. Sharing your gifts invigorates and promotes them. Talents intensify with use. Meanwhile, guarding your gifts keeps them in the dark where they do not grow or glow. Waiting until ?the right time? usually means waiting in your sea cave until you have achieved artistic perfection in this lifetime? which you will never do; and this can make it tricky to attract a client?le. There is a time to go inward. But then comes the time to no longer hide your love.


Alice, a former nurse and budding photographer, says she realized one day that the National Geographic wasn't going to ship her off on safari until she logged some mileage on her own khakis and camera. So she assigned herself an expedition, shooting cactus flowers in the dawn of a California desert. She bought an airline ticket, a dozen rolls of film, and a journal with a sunrise on the cover. Later, she titled and matted and framed the prints as though they were destined for gallery walls. She labeled them with her biography and vision statement, and distributed them as Christmas presents to family, friends, and some acquaintances. Alice presented her art as art instead of as an apologetic hobby she?d stuffed in her closet and hid from the world?s awaiting embrace.


Months later, an assistant to a travel magazine editor studied a photograph she liked in the bathroom of her hairdresser?s house at a New Year's Eve party. Three months later, the editor of the magazine gave Alice an assignment and a reason to believe in a destiny filled with sunrises. ?Did you ever observe to whom the accidents happen? Chance favors only the prepared mind,? noted scientist Louis Pasteur.


Years ago, when I decided to start creativity coaching, I sweet-talked a few friends, even begged and bribed some, to sit with me on my seen-better-days, beige couch and let me work my seedling magic on them. Alternative Energy Series Fast Burn Conversion

The best candidates for fast burn conversion are spark ignited piston engines with adjustable spark timing. Those with carburetors as original equipment do not have computers that control additional automotive functions besides fuel metering and spark timing. The fast burn engine cant use computer management as a low cost conversion option. If an idle circuit similar to that of a carburetor is added to a fuel injection throttle body as a spacer plate, a throttle body might be able to serve as a basic carburetor for cold vapor fuel. Many modern fuel injected engines can be owner retrofitted with carburetors and aftermarket or used factory intake manifolds for use with carburetors.

The traditional multi circuit carburetor is not required for vapor fuel, but is less expensive than producing new twin circuit carburetors designed specifically for vapor fuel. All carburetor air vents should be plugged so engine vacuum signals draw only from the unvented carburetor fuel bowl, which is connected to the fuel bubbler in the tank or racing fuel cell. The fuel float and needle valve assembly is removed. Any accelerator pump is removed and the enrichment hole is plugged. In carburetors that use vacuum power valves, such can be used to fine tune vapor flow according to vacuum signals. The idle circuit must retain adjustment from barely open to wide open.

Rod and jet enrichment systems such as used on Carter and Rochester carburetors can also be used to fine tune vapor mixtures. Go as lean as you can without the engine stumbling under load on the power circuit and richen slightly for best throttle response. If the max power metering is sufficient with selected main jets, which flow much more vapor than liquid, we can regulate the maximum fuel supply by means of an adjustable valve in the supply line. Start the fast burn engine with the idle mixture screw open wide and quickly close it after the engine starts. Back the adjustment screw off one turn after you stall the engine for lack of idle fuel. Too much idle fuel could melt engine parts as easily as too much fuel in the power circuit. If we never meter more fuel than can burn in half a power stroke, we avoid meltdown while maximizing power and fuel economy, minimizing exhaust emissions.

With fast burn, we want to retard initial spark timing to between sixty and eighty degrees after top dead center. On a V-8 we can move each wire in the distributor cap forward one position on the cap in the direction of rotor rotation. This will retard timing 90 degrees from the standard initial timing. A timing light on the number 8 cylinder will allow you to set initial timing with the stock timing marks. Setting number 8 cylinder for ten degrees advance would have number one cylinder firing at 80 degrees after top dead center. 20 degrees advance would have number one firing at 70 degrees ATDC, etc. An aftermarket timing tape, when available, is another way to accurately set spark timing. Otherwise, one can remove the crankshaft dampener or pulley with timing marks, measure the circumference, divide by 4 and mark at 90 degrees ATDC, 85, 80, 75, 70, 65, and 60 degrees. Marking all the way back to 30 degrees ATDC is a good idea. This is the most advance likely practical for max fast burn power and allows one to check for total mechanical or electronic spark advance. Optimum timing for best performance and economy, like fuel mixture, must be worked out by road testing the converted vehicle.

Fully vaporized fuel is likely to be combustible over a wide range of air/fuel ratios. As a safety precaution it makes sense to install a PCV valve or something similar. Should a timing chain let go or an intake valve bend, we dont want fire in the intake manifold to find its way back to our bubbler and explode it. Better that a fuel supply line disconnect or rupture under the hood from combustion back pressure.

The bubbler where our vapor is made by engine vacuum, is a modified fuel tank or racing fuel cell. Our tank/cell must be vented to atmosphere. We want our air pick up filtered with something like a lawnmower air filter and mounted higher in or outside the vehicle, than the outside of the fuel filler tube, which is the most convenient place to tap our tank/cell for a very rich vapor.

On the typical fuel tank, our air vent can be easily installed where the original fuel supply line attached. We want another PCV valve near our air supply filter to seal the tank from atmosphere when the vehicle is not running and the tank/cell is pressurized by atmospheric heat. Gas expansion in our tank now moves fuel through the carburetor into the intake system, where it allows instant starts, as with fuel injection.

Bubbler design is guesswork. Whatever supplies the most consistent air/vapor mixtures from a tank 3/4, 1/2, 1/4 and 1/8 full, is what we want. Variations in vapor from the tank will make engine tuning difficult and variable. Consistent mixture from the bubbler is important. If the air supply is opposite the vapor supply line, we would expect a richer vapor than if the air supply line was near the vapor supply line. We want the air supply line to lie on the bottom of the tank, below whatever fuel we have. We never want the fuel tank full, so a drain in the air supply line will be handy for accurately checking fuel economy. You add ten gallons to an empty tank and drive until a working fuel gauge goes below 1/4 tank and you then drain the remaining fuel from the tank into gallon jugs. Subtract the remaining fuel from the ten gallons you started with. Divide the gallons used, into the miles driven and we will know our MPG.

We never want to fill our fuel tank to filler nozzle shut off, as that would give us a minimal surface area from which to vaporize our fuel and our mixture could then be too lean to run our engine. However, if one wanted to build a vapor chamber and install it above the top of the fuel tank and filler tube, there might not be much difference when the tank is overfilled. One thing we definitely want to avoid is liquid fuel in our vapor supply line. Though it is unlikely the liquid fuel would reach the carburetor, the more it wet the vapor supply line, the richer the mixture would be at the carburetor.

I envisioned a tri Y air bubbler on the fuel tank floor, to evenly distribute air in the tank. The line connecting to the old fuel supply line, inside the tank would split into two equal length lines of the same diameter from a Y or T connector. The two lines are then split into two more equal length tubes (fuel proof, of course) and porous air bubblers to make small bubbles moving through the fuel. This would give us a richer mixture at the fuel supply line, than a single tube with no air diffusers. I would terminate my air supply lines with those bronze fuel filters many carburetors used just ahead of the needle and seat assembly at the end of the supply line. Short term tests I did several years ago showed that the ceramic bubbler filter for fish aquariums gave very fine air bubbles and did not seriously deteriorate in gasoline. They were not very expensive.

I can only guess at supply line sizes. My guess is that the filtered air supply line need be no more than a quarter inch ID. The vapor supply line probably needs to be no greater than three eighths inch ID.

These are the basics of a cold vapor, fast burn fuel system. I would expect improvements to come rapidly following road testing. When we know the typical optimum spark timing and air/fuel mixtures, we can apply this knowledge to small engines with fixed spark timing, like lawn mowers, snow blowers and electrical power generators.

My expectations of fast burn performance is between two and three horsepower per cubic inch displacement, which would make fast burn conversion the best power bang for the dollar. No other modification can come close in dollar costs. Under most racing rules, fast burn would be legal for the allowed fuel and add more power than supercharging or nitrous oxide injection. Yet, these power boosters will add a lot more power to a fast burn engine than to a slow burn engine. Hence, the fast burn conversion will out perform slow burn by a wide margin, regardless of class allowed modifications. The fast burn conversion can also be camouflaged to look stock by plumbing the supply line through a non functional fuel pump.

As to economy, Charles Pogue exceeded 200 MPG with his hot vapor, 37 V-8 Ford, which would rarely yield 20 MPG in slow burn configuration. Uniform cold vapor might have allowed him to achieve the 300 MPG economy he was shooting for, while more than doubling stock power output. When fast burn conversions become common, performance and economy contests will lead to rapid improvements in the very simple technology.

As to emissions, if we are consuming less than 10% of the fuel per mile driven, emissions will be less than 10% of the slow burn equivalent. Burning 100% of the fuel on a shortened power stroke, will further dramatically reduce emissions, probably to less than 5% of slow burn engines. In addition, the much higher power outputs of fast burn engines allows engine downsizing. A 300 cu. in. slow burn engine can be replaced with a 140 cu. in. fast burn engine and still provide a power increase. Economy is improved, along with emissions. Big cars and trucks Americans favor, in fast burn configuration will easily exceed hybrid electric cars in economy and reduced emissions, as well as power. On the other hand, a fast burn hybrid could top 400 MPG if we want to go that far.

I would love to hear from any individuals or groups already doing fast burn conversions and learn what they have learned. While the piston engine has had a bad rap for efficiency due to the liquid fuel systems, the Tesla Turbine, seldom used as a combustion engine, can be built as a very lightweight, compact, multi stage, supercharged, exhaust scavenged 30 horsepower per pound, fast burn engine. The Tesla Turbine with only one moving part is cheap and easy to manufacture in a small machine shop. The turbine requires no drive train except the connection to the drive wheels. No gear reductions, instant tire spinning torque and instant rotational reversal for engine braking. Stay tuned for more on the potential of this remarkable engine, developed early in the 20th Century and virtually ignored by industry ever since, except for vastly superior pumps.

Real estate bargains? With all the talk about a bubble, come on. Yes, there are areas in the country that haven't experienced the large run-up in home prices the last couple of years. According to the real estate research service, Local Market Monitor, six towns qualify as under-valued according to their most recent survey. An interesting note is that two are in Texas and all in more southern areas of the U.S.

Under-valued U.S. residential real estate markets:

El Paso, Texas
Fayetteville, North Carolina
Little Rock, Arkansas
Mc Allen-Edinburg, Texas
Memphis, Tennessee

It will be difficult to determine if these statistics will drive a boom in these communities. But savvy investors are looking for new investments for side-lined liquidity pulled from frothy real estate markets in the past two years. For the bride-to-be, a bridal bustier is a must-have. You want to feel like the most beautiful woman on earth when you walk down the aisle. A bridal bustier helps by making sure you look amazing in your wedding dress. They slim, flatten, and hoist, all while looking smooth and seamless under your gown.

Here's how the bridal bustier works. Bustiers start at the bosom and go down to the hips. They're like corsets in that they feature boning that helps keep everything in place, so to speak.

Bridal bustiers are created to be invisible. Often, they're totally seamless and feature hidden underwire, a low-cut back, and straps that can be removed. Not surprisingly, the vast majority of bridal bustiers are white.

How a Best Buy Sales Clerk Taught Me the Simple 6 Step Formula to Close ANY Sale!

Follow this story.

I went to Best Buy today to get a few CDs and walked out with a new subscription to Sports Illustrated. Immediately confused, I asked myself howd that happen? As I went through the steps that brought to that point in time, I realized I was sold on the subscription before I ever had a chance to even think about saying no. Wow! What if and I had this power? My home business would be booming to say the least. So, let me go through exactly what happened and then Ill pull a few key points out for you.

I browsed the CD section of Best Buy for about 30 minutes and then after making my final music selections I headed to the checkout counter. I was greeted by a friendly checkout clerk who rung up my three CDs to a total cost of $43. As she was ringing me up she said How would you like a free Subscription to Sports Illustrated or Entertainment Magazine? Before I could answer she continued by telling me that she had already taken advantage of the offer herself and had received eight free issues of Entertainment Magazine. She continued by telling me exactly how I could unsubscribe at anytime and still get eight free issues of whichever magazine I choose. Then, even before she finished speaking, an adjacent check out clerk chimed in and said how great of a deal he thought it was and how much he enjoyed his free subscription.

Then the magic happened! No sooner did I turn my head back to the first sales clerk than did she ask me which subscription I wanted. Without thinking, I said Sports Illustrated. She replied, thats what the guys always choose. She rung me up and I was out the door before I had a chance to think about what had just happened.

How great is that?

She probably made a commission and I never even saw it coming.

Ok So, what made this whole process work so well?

First: The Element of surprise

I had no idea what hit me.

Second: A free trial offer

She offered me something that was very low risk to me. I didnt really want a subscription to Sports Illustrated, but hey it was FREE so why not?

Third: Smooth transition into her testimonial

Once she said that the subscription was something that she personally took advantage of herself I let guard went down. From that point on, I wasnt being sold on something I didnt want, but instead I was just getting a friendly recommendation.

Fourth: Smooth transition into how easy it was to back out at anytime

At this point, not only was I just getting a friendly recommendation, but she told me how easy it would be to back out of the deal at any time. Not only that, but I was given explicit directions as to how to end my subscription. Hey, if I didnt want the subscription I now felt even less pressure because I knew exactly how to end it.

Bang Before I had a chance to think about whether or not I want a free subscription to Sports Illustrated bad enough to go through the future hassle of canceling it Im hit with another testimonial about how great of an offer this deal really is from ANOTHER person thats taken advantage of it. So, now I start to feel a little like Im the one left out. Everyone else is doing it why not me?

Sixth: The Close!

I loved the close! It was so sneaky. She never asked me whether or not I wanted a subscription, she just asked if I wanted Sports Illustrated or Entertainment Magazine. I NEVER had the option to think about whether or not I wanted the subscription or not. She simply ASSUMED the sale and at that point just asked me what subscription I wanted. She never gave me a chance to tell her NO!

Now that Ive given you six simple steps that you must follow to get the sale every time its just a matter of you figuring out how to use this in your own home business. Even for those of us who avert our eyes in the grocery check-out aisle so as not to be caught scanning the latest gossip rags, we have to admit to curiosity at times. Ah, the life of a celebrity. The good life. What is it that fascinates so many of us?

The popularity of the magazines like People and the entertainment shows are big business. We now have celebrity gossip writers creating blogs with loyal and growing followings. Many of these bloggers actually meet the people who are providing the juicy tid-bits. A few bloggers themselves are now being interviewed on television.

We stayed in a room in the original part of the hotel which had a horse racing theme. Fires burn in inclement weather in the entrance hall and the lounges. The Michelin starred restaurant serves exquisite food and wine and there is also an excellent brasserie for informal dining. The spa is located across the road in what appears to be a converted barn and includes a small gym. The staff are extremely personable providing a first class service with nothing being too much trouble. Having borrowed an umbrella and wellington boots which are provided by the hotel by the front door for your personal use we took a short walk by the River Wharfe in the snow to the ruined Abbey and then crossed the river by way of the stepping stones. Returning to this beautifully appointed Country House Hotel we enjoyed tea and scones in front of a roaring fire in one of the lounges. If you are visiting the Yorkshire Dales you must stay at The Devonshire Arms Country House Hotel - you will not be disappointed. Incidentally dogs are warmly welcomed the hotel having two resident dogs who will appreciate sharing your biscuits!

Lastingham Grange - located in the beautiful village of Lastingham a few miles from the market town of Pickering where the North Yorkshire Moors Railway is located. This Country House Hotel has been owned and run by the same family for many years with many guests returning time after time. Set in several acres including beautifully maintained gardens you can walk out of the front door of the hotel and within a five minute walk be on the North Yorkshire Moors enjoying spectacular views. We were warmly greeted upon arrival and taken straight to our room which was well appointed. We enjoyed tea and scones in the lounge which had a roaring fire-the Darjeeling tea is the best we have tasted. Dinner was memorable with the food being of a high standard as was the extremely personal service - it was like staying in somebody's home. You cannot fail but to relax in this typical Country House Hotel. Dogs are welcome.

How to write more powerfully for PR offline and online

Years ago when my Dad owned a group of local newspapers I spent my school and college vacations working in the editorial office. We used to amuse ourselves over our sandwiches at lunchtime looking through and trashing the endless press releases that would arrive in the mail each day, all beautifully produced with glossy photographs (this was in pre-internet days).

We used to amuse ourselves over our sandwiches at lunchtime looking through and trashing the endless press releases that would arrive in the mail each day, all beautifully produced with glossy photographs (this was in pre-internet days).

We trashed them because all but the odd one or two were ill-considered, highly subjective, barely camouflaged advertising copy that had about as much editorial news value as last weeks shopping list.

Why am I telling you all this?

Because despite the fact that this happened many years ago, its still happening today. Both offline and now online editors continue to laugh sardonically at the self-promoting garbage they receive from corporate sources exactly as my Dad and I laughed umpty-dump years ago. I salivate just thinking about how I could spend the fortunes wasted on those releases and photographs over so many years.

And why does this continue to happen? I believe it is because the organizations who send out this stuff particularly their financial managers just cant get their heads around the difference in culture between what they want to say, and what editors need to deliver to their audiences.

Good PR advisers try hard to compensate, but ultimately its the client who pays their fees, and if the client insists on issuing garbage theres not much a PR adviser can do other than resign the business.

Time after time after time Im called into companies and asked to comment on why the PR coverage they get in the media is so poor. 99 times out of a 100 its because theyve issued press releases that are only of interest to themselves and their bosses. And yet when I point this out to them they cant understand it.

But our development team worked 14 hours a day for three years to win that contract! they shout indignantly. And the CEO had to cut short his vacation in Turks & Caicos just so he could sign the documents by the deadline! I mean, its the most important thing to have happened to us in the history of the company!

I know, I croon soothingly, but those points arent of much interest to the readers of your regional business press, or your trade press for that matter.

Well, maybe not, they reply. But they are very relevant to us, and to our shareholders. Thats why we made such an elaborate issue of those points in the press release.

Ah, I think to myself as I gaze out of the window to see if my creatively-parked car is going to attract the attention of passing traffic policepersons. Here is another problem we encounter with press releases.

Its called when is a press release not a press release? The answer is, when a press release is to be used to impress all sorts of people who are not members of the press. Only we want them to think that this is what the press will write about us, so we put it in a press release. That would be okay as long as thats as far as it goes.

But the awful truth is the same document (paper or electronic) really does get sent out to the press. And quite rightly they ignore it, once again because it is of no interest to the readership of the publication concerned.

For Heavens sake, you folks who do this sort of thing, please grow up and face reality. If you want to promote your achievements to your share/stockholders or staff or suppliers or whoever, then just go ahead and do it and dress it up in press release costume if you must, although I dont think that fools anybody.

But whatever you do, dont send it to the press and dont kid yourself or anyone else that to use the same document for both purposes is a way to economize. Its a sure way to shoot yourself through the foot and indirectly could cost you a fortune.

If you want to get coverage in the media then you must forget all elements of self-congratulation. Whatever information you send out has to have something in it for them (the audience) - something new, interesting and relevant. It doesnt have to be earth-shattering, just worth reading.

If your organisation has done something brilliant and youre proud of it, by all means say so; just be sure to emphasise whats great about it for the audience and/or the rest of the world, not merely for yourselves. Let the facts tell the story. If your organisation genuinely deserves to be congratulated, it will be.

And you dont simply have the audience to consider in this case, because unlike the forms of communication you control, with media coverage the decision of whether or not to transmit your message rests with someone else usually the editor. Editors and journalists are either very busy or very lazy or both (and dont chastise me for admitting that, guys. Ive been there, done it, got the T shirt and drank too much in the brasserie at lunchtime too.)

If you supply them with material they can see is relevant to their readers and preferably is usable with the minimum of editing, they will warm to it a lot faster than something that may hold a grain of interest but will take someone a whole evening to rewrite and several phone calls or e-mails to check for accuracy.

Try to match the style and writing approach of the publication. If youre sending a release out to several publications that circulate among the same readership, then one release should be relevant to all. But if youre aiming at different press groups say the trade journals and the business pages of the regional dailies you will need to rework the approach of your press release according to the different audiences.

Youll usually find that the basic core of a press release can remain pretty well the same across all media groups, because it consists (or should consist) of the pure facts the old journalists formula of who, what, how, where, when and why.

What changes is the angle, and particularly the lead-in. That means the headline, which should be short and attention-grabbing, and then the first two or three sentences that support the headline and set up the whole story. Often its worth trying to work in a clever bit of word-play with headlines, but be very careful a pun or play on the words that doesnt work is worse than writing the headline straight.

By far the best guidance youll get, though, comes from studying the audience the people who read the publications. What in your story is going to interest them?

Readers of a trade journal will be interested in whats new and different about your new product and how it could improve the way they do business.

Readers of local or regional business sections will be interested more in how your new products manufacturing and distribution, say, will impact on the local business community and economy.

Local general newspapers and other media will be interested in the human side, i.e. how many new jobs the factory producing the new product will create.

etc.

And one last tip on how to get the best from press releases use quotes from the key people involved in the story.

Not those awful, meaningless corporate-babble quotes you so often see in company press releases We are delighted to be able to announce the new contract at this moment in time and we have every confidence that our latest investment will be of significant benefit to our you know the type of thing. These are usually the first elements that get chopped out by the editor.

Its perfectly OK to write quotes for your senior people, by the way. They very rarely give real quotes for anything other than TV or radio interviews but dont seem to mind quotes being written for them, provided theyre given the opportunity to check them before theyre issued.

So, write them quotes that far from being beatific banalities actually are telling important parts of the story. This is good for two reasons:

1.It makes your senior exec look intelligent and aware of whats going on in the organization, which is 100% more than the banality-quote will do for him/her.

2.Because its an important part of the story and contains useful facts, the publications staff will be far less likely to edit it out.

Possibly youre beginning to feel that in order to get press coverage youll have to turn yourself, your product and your entire board inside out and upside down. You could be right, but thats PR. Remember that press coverage is not advertising**. Yes, its free and thats wonderful, but as always theres no such thing as a free lunch.

Editors will only put your stuff in, for free, if it is genuinely good for their publication and their readers, not for you. They do not care about your sales figures. They care about their own sales figures. Successful PR people and writers of press releases always, always bear these points in mind; in fact thats why theyre successful.

**An exception to this is whats known (in the UK at least) as advertorial. In case you dont already know this is advertising copy written in editorial style, but the space it occupies is really an advertisement you pay for. If youre obliged to write it, please just try to make it as honest as you can. Not easy.


Online tips

Nearly all the theory pertaining to offline PR is relevant to the online equivalent especially in terms of what content is of interest to publishers and what isnt.

Online publishing of relevance to organizations usually falls into one of two pretty obvious groups; one, websites, portals etc that are totally independent and uniquely on the web, and two, those which are the online alter egos of offline publications.

In either group if you want the publications to take your releases or submissions seriously, its very important that you follow the format and structure of articles that appear on the websites concerned. Whatever you do dont make the mistake of submitting a general press release to these organizations, even though you do it by e-mail.

Check first how long the teaser paragraph is that appears on the home or section page, and check how they lay out the full articles. Then submit material that fits perfectly, both in style and in word counts. Heres why:

1.You will be saving them the trouble of reworking your piece which makes it attractive in the first place

2.Because it fits so perfectly you will discourage them from changing anything, which is also a huge advantage for you.

The other point I would make about online press work is dont assume that just because you submit a release to the offline publication (and even if they run it) it will be forwarded automatically to the publications website. It wont. At least not necessarily. And Ive found that one out the hard way, believe me.

Treat offline and online versions as entirely separate entities; find out who the movers and shakers are on each, and often youll see that the online version is run by an entirely different group of people.

Selling a Note Which is Best Partial Sale or Full Sale?

If you are like most people when you consider selling a note, you generally think about selling the entire note. And, in some cases, that may be the best solution.

One of the advantages of selling the entire note is that once you have sold the note, you literally wash your hands-off. You no longer have to worry about collecting the payments, up keep of the property or making sure taxes are paid. You have your money and collecting on the note and worrying about details on this property is now someone else's problem. If the note defaults, you will not be affected by the default if payments are late you are not even aware of it.

But what about the situations where you may need a smaller amount of money immediately and enjoy having the monthly payments as extra spending money. Did you know that you have the option of selling only part of your cash flow or note and continuing to collect the monthly payments on the portion you do not sell?

Partial purchases can be structured in many ways. You can sell the next 12 payments and have the note return to you when those 12 payments have been paid. Or you can sell 24 payments, or 36...you get the picture. If you have a balloon payment you may sell up to the balloon payment and then collect it. This last scenario is less appealing to investors.

Another option is selling a portion of each payment and continuing to collect the unsold portion. For instance, you could sell 1/2 of each payment and still collect 1/2 of each payment. Normally done when the monthly payment you collect is of a substantial amount. In this way, you get a lump sum of money and still continue to collect a monthly payment as well.

Partial payments have some down falls also. On the down side, partial purchases mean you are still need to be involved with the note and if it should default, you are likely to be affected by the default. Make sure you are protected in your contract like what happens in the event of a late payment or default. You want this clearly spelled out in your agreement with the investor before you finalize the sale of the note.

Many times a partial purchase will actually allow you to collect a much larger total sum of money for the note than a full purchase will allow. You may actually end up collecting more than the face value of the note in some instances.
